Questions, answered

What Tampa Bay homeowners and facility managers ask us most. If yours is not here, call. We would rather talk it through than have you guess.

How long does a garage floor coating take to install?

Most one and two-car garages are finished in a single day. We grind in the morning, lay the base and flake around midday and put the clear coat down mid-afternoon. Walk on it that evening, load shelving the next morning and park after about 24 hours.

How much does epoxy flooring cost in Tampa?

Flake garage systems start around $6.50 per square foot, polished concrete around $5.75 and metallic epoxy around $9.75. A typical 400 to 500 square foot two-car garage lands around $2,600 to $3,250. Failed coatings, heavy cracking or moisture problems add prep. Every quote is written after a free on-site inspection.

Will the coating peel or lift from hot tires?

Not when it is prepped mechanically and topped with polyaspartic. Hot tire pickup happens when the bond to the concrete is weaker than the tire’s grip, which is what acid-etched DIY kits produce. We diamond grind every slab.

Can you coat over my existing painted or sealed floor?

We never coat over an unknown film. Old paint and sealer come off with diamond grinding first, because the new floor is only as well attached as whatever is underneath.

Do you check for moisture before quoting?

Yes. Slabs without a vapor barrier, and slabs under about a year old, can push enough vapor to blister a coating. If readings are high we price in a mitigation primer or tell you to wait.

Is the floor slippery when wet?

A smooth gloss finish is slick when wet, so we build texture wherever water is expected. Flake systems have natural grip, and pool decks and wash-down areas get a slip-resistant aggregate rated for bare feet.

How do I clean and maintain it?

Sweep or dust-mop and rinse with a mild degreaser when needed. Skip acidic cleaners and abrasive pads, and use felt pads under metal-footed furniture and jack stands. Around year ten, one refresh coat of clear brings it back.

Which areas do you serve?

All of Tampa Bay within roughly 50 miles of Tampa: Tampa, Brandon, Riverview, St. Petersburg, Clearwater, Wesley Chapel, Lutz, Plant City and the communities around them.

Are you licensed and insured?

Yes. We carry liability insurance and can send a certificate before work starts.

Do you offer a warranty?

Every installation comes with a written workmanship warranty covering adhesion and delamination. The terms are on your quote before you commit.
